Ways to Fix Damages in a House

Maintaining a house is as tough as buying one, although the actual responsibility of a person starts once they have bought a house. Most houses are built from a combination of bricks, concrete blocks and timber on a solid base known as the foundation. Some people design their house with special furniture, ceiling, stained glass windows, etc. But, even the most perfect houses tend to wear out with the passage of time. The best built and best maintained homes will always have a few items in less than perfect condition.


Here are someways to fix common house damages.

Roofing, Flashing and Wall Defects: These are actually caused by aging or improper installation and are found in most buildings.

If the roof has water damage, it is because of old or damaged shingles or improper flashing. It’s cheap and relatively easy to repair shingles and small amounts of flashing, but if the roof is old, you may face a larger expense to replace it.

Electrical hazards: These are the most common electrical defects, especially found in older homes, but often found in newer homes as well. Electrical hazards come in many forms, from ungrounded outlets to wiring done incorrectly by the homeowner.

An insufficient or out-of-date electrical system is a common problem, especially in older homes. This is potentially hazardous defect and not to be taken lightly, if identified by a certified home inspector. The best way to get rid of them is to replace the entire electrical system or at least part of it, to make your safe.


Heating/cooling system defects: Improper installations, inadequate maintenance and aged components are common.

An older system or one that has been poorly maintained can be a serious health and safety hazard. To get rid of this problem, you may have to repair or replace the old units. This can a bit expensive, but new systems are more energy-efficient, which will probably save you money in the long run. If the heating system is electrical, then install carbon monoxide detectors in a couple of locations in the house to get notified about the damage.

Plumbing Issues: The most common defects are leaking, outdated or problematic systems such as polybutelene.

The most common plumbing defects include old or incompatible piping materials and faulty fixtures or waste lines. These require simple repairs such as replacing a fixture or more expensive measures, such as replacing the plumbing itself. You just need a plumber to fix all these damages.


Poor Drainage around the structure: Faulty ground drainage often causes water intrusion beneath buildings. Such problems can be pervasive, difficult to resolve and may cause damage to building components.

This is the most common problem found during inspection of a house. To improve the drainage, you may have to install a new system of roof gutters and downspouts or have the lot re-graded to better channel water away from the house. An underground drainage system must be installed to carry run-off water to storm drains.

Rotted Wood: Caused by being wet for extended periods of time, rotted wood is most commonly found around tubs, showers and toilets and inside roof eaves.

Rotted wood can be repaired by applying wood hardener and filler. First, remove the rotted wood with a sharp tool. Then coat the area with wood hardener. Mix polyester wood filler and press it into the recess with a putty knife.

Gas Furnace: Gas furnace needs routine maintenance such as new filters or gas company certification at the least. Many have other issues such as faulty operation or inadequate fire clearance as well.

Gas furnace problems can be fixed by checking if the thermostat is in heat mode and has appropriate temperature setting. Try moving dial setting up or down a few degrees. Reset tripped circuit breaker or replace the blown fuse.

Cracked Windows: Windows of a house can be cracked any time by any incident. Some people use stained glass windows in their house, which are not easy to maintain.

Replacing the glass is not a solution as this can cost you quite a bit, but you can take help from stained glass repair mechanic. They can repair the stained glass without removing it from their place.


Structural Damage: These damages are costly and dangerous. Cut and broken trusses are often seen in attic cavities and  occasionally, we also see structural components missing.

Structural damage is actually caused by water seepage into the foundation, floor joists, rafters or window and door headers. If any such damage is found, you first have to fix the cause of the problem, then repair or replace any damaged pieces. The more extensive the damage, the more expensive it will be to repair.


So, always clean and maintain your house properly and constantly check for such defects if you want to avoid spending money on such unnecessary damages.
